Cascade 6 is a six-unit residential infill project designed for Phius CORE 24 passive building certification. The high-performance design and construction will provide exceptional energy performance, leading to lower utility costs for the owners and less impact to the environment. The site, located in southeast Everett, presents a unique design challenge: a protected wetland and wetland buffer on the east port of the parcel covers over 75 percent of the property. This constraint shapes both the development footprint and the architectural approach.

The project includes a strategic mix of housing—two duplexes and four townhomes—to maximize the limited developable area on the parcel. Each unit includes a two-car garage, four bedrooms, three and a half bathrooms, living room, kitchen, dining room, and ample storage across three floors. The three story layouts maximize both the density on site and the livability by providing generous spaces and thoughtful layouts.

The buildings are oriented in an east-west orientation to optimize daylighting and PV potential. The south-sloped shed roofs further optimize the PV potential. Large, strategically placed windows capture abundant daylight and frame views of the on‑site wetland, turning a constraint into a defining amenity of the development.

The project's first energy model for Phius passive building certification provided favorable results, with both the Duplex and Townhouse building meeting requirements. As the project progresses, the team will be optimizing the design, energy model, and embodied carbon tracking (which is currently at 70% less than standard construction.

The team is currently finalizing the Permit Drawings with an anticipated construction in the fall of 2026.
